CMS assists Borghese and Keystone with selling new Amsterdam distribution centre

Borghese Real Estate and Keystone Vastgoed requested CMS Derks Star Busmann to assist them with their sale of the distribution centre they are constructing in the Atlaspark in the Amsterdam harbour area.

The distribution centre has a floor area of 50,000 m2 and is intended to be used to store and distribute cocoa. The finished centre will comprise 45,000 m² of storage space, 1,800 m² of office space and a 3,400 m² mezzanine. The property was awarded a BREEAM score of "good". The facility will have a greywater recycling system for the internal reuse of rain water, and the steel frame has been constructed so that solar panels may be installed on the roof in the future.

In 2010, Borghese Real Estate has developed and built multiple logistics projects totalling more than 70,000 m² in the Amsterdam harbour area. The company is also active across the Netherlands in property developments for peripheral retail sales, logistics and residential construction.

The distribution centre has been leased for many years to DSV, an international logistics services provider, and is being sold to the German GLL BVK Internationaler Mobilien Spezialfonds based in Munich.

CMS advised the sellers with respect to the purchase of the ground lease, the due diligence and the conclusion of the turnkey agreement with the buyer. The team comprised Hein van der Meer, Tristan Schonis, Jasper Kampherbeek and Willie Ambergen.
