CMS advises on Waltrovka office project financing

CMS has successfully advised UniCredit Bank Austria AG and UniCredit Bank Czech Republic and Slovakia, a.s. on financing for the Waltrovka office project, a flagship real estate development in Prague originally undertaken by Penta Real Estate.

This transaction involved multiple borrowers, each with a complex ownership structure which since the initial financing in 2013 has undergone several changes.

The CMS Prague team was led by associate Vladimír Zemaník, supported by lawyer Matěj Eberle and supervised by partner Petra Myšáková. The German work stream was led by partner Thomas de la Motte.

The Waltrovka office project, located in Prague's Jinonice district, is a flagship development originally by Penta Real Estate. Named after the former Walter aircraft engine factory, it blends historical elements with modern architecture, offering state-of-the-art office space, sustainable design, and excellent connectivity. The project includes office buildings such as Aviatica, Mechanica, and Dynamica, alongside residential units, retail spaces, and green areas. Expanding further with Nová Waltrovka, it introduced new office buildings, 460 apartments, and a hotel. In 2019, Penta sold the office component to a South Korean investor, cementing Waltrovka as a prime business and residential destination.
