06 Jul 2026 Sweden 2 min read

CMS Wistrand has advised Stora Sköndals Framtidsutveckling AB and Stora Sköndals Bygg AB on a construction contract with NCC Sverige AB. The contract covers infrastructure works as part of phase two of the new Stora Sköndal district in southern Stockholm.

Stora Sköndal is a large-scale urban development project being developed in several phases. With the detailed development plan for phase two now in effect, the next stage of the project can now proceed. The development of phase two of Stora Sköndal will comprise approximately 1,750 new homes, a primary and lower secondary school with a sports hall, pre-schools, parks and retail and service premises.

The contract with NCC relates to phase two, the construction phase, of the parties' partnering arrangement, meaning the infrastructure works required for phase two of the development. The works include earthworks and utility infrastructure, as well as the construction of a new main street, local roads, parks and other green spaces. The construction phase builds on the design and planning undertaken by the parties during the initial phase of the partnering project. Construction commenced in June 2026, and phase two is expected to be completed in 2031.

CMS Wistrand's work primarily involved advising on real estate and construction law matters, including the review, drafting and negotiation of the project documentation. The firm also advised Stora Sköndals Bygg on the agreement relating to the initial phase of the partnering arrangement.

The CMS Wistrand team was led by Partner Tobias Svadling.
