Digital infrastructure in Sweden: global capital, local bottlenecks.

An investment in the billions can stall at a single grid connection.

Sweden has become one of Europe’s most attractive markets for digital infrastructure. Only Finland invests more in data centres relative to GDP, and installed capacity has doubled since 2020 to around 800 MW¹.

Investment decisions on data centres, fibre networks and power grids are often made at a global level, while grid capacity, permits and building regulations are decided in Sweden. We identify the local obstacles before capital is committed.

We provide Swedish specialist expertise in power grids, real estate M&A, project finance, permitting and construction, and identify the local bottlenecks before capital is committed. We are with you throughout the project, from the initial assessment to full operation.

Time is the real risk

In large-scale digital infrastructure projects, time is often a far greater business risk than the legal aspects themselves. The later obstacles are identified, the more expensive they usually are to resolve.

Our legal advice focuses on the four areas where projects most often lose time or stall:

Grid and capacity
Grid capacity determines where a project can be built in Sweden. We help you secure the agreements for grid connection and power capacity.

Permits and environment
We assess permitting risks early and assist at an early stage with applications for environmental permits, detailed development plans and building permits. This gives you room to address issues while they are still straightforward to resolve and maintains momentum in the development process.

Financing and security
A project only becomes reality once it can be financed. We negotiate loan, pledge and security agreements on both the borrower and lender side, with international and Swedish banks.

Swedish construction and contract rules
Contract templates from other countries often overlook Swedish practice and industry standards, regulatory requirements and health and safety responsibilities. We make sure your contracts stand up under Swedish law.
