Monaco-based Real estate owners of properties located in St Jean Cap Ferrat, Beaulieu sur Mer, Villefranche sur Mer, Eze, Cap d’Ail, or other cities of the Metropolis:

Urban Planning will change: Opening of a public inquiry on the metropolitan Urban Planning Scheme

By metropolitan decree of 21 March 2019, the President of the Nice Côte d’Azur Metropolis ordered the opening of a public inquiry as part of the elaboration of the metropolitan Urban Planning Scheme (“Plan Local d’Urbanisme métropolitain” or “PLUm”).

This intercommunal Urban Planning Scheme is intended to replace the existing urban planning documents or national urban planning rules, which are currently in force in each of the 49 municipalities of the Metropolis.

On this basis, the PLUm will have a direct impact on the building rights within the different territories of the Metropolis.

As a result, property owners within the 49 municipalities concerned have to pay attention to the changes introduced by the scheme, which is in the process of being drawn up.

The public inquiry is a crucial phase during which property owners will have a chance to make their voice heard by the Inquiry Commissioner. It starts on 29 April 2019 and will conclude on 19 June 2019.

Our team is at your disposal to carry out, from now on, a study of the changes of the building rights on your real estate properties under the PLUm and assist you during the public inquiry process.
