CMS advises Nrep on the acquisition of two coliving properties in Gdańsk

CMS has advised Nrep, a Nordic real estate investor, on the acquisition of two modern coliving properties in Gdańsk from a Polish developer. The transaction marks Nrep’s debut in the Tri-City region and reflects the company’s continued expansion in the living sector in Poland.

The acquired assets are in the Wrzeszcz (NOLI Gdańsk Wrzeszcz) and Śródmieście (NOLI Gdańsk Riverside) districts of Gdańsk. Both properties will operate under the NOLI Studios brand offering flexible rental options, fully equipped studio apartments, and extensive communal amenities designed to foster community and modern urban living.

NOLI Gdańsk Wrzeszcz comprises 190 apartments and approximately 450 sq. m. of shared space including coworking areas, a gym, sauna, shared kitchens, game rooms, and home cinema. NOLI Gdańsk Riverside, located close to the Martwa Wisła riverbank, features 233 apartments and around 300 sq. m. of communal areas. Both projects were designed with sustainability in mind—the Wrzeszcz location has received LEED Gold certification, while certification for the Riverside property is underway.

The acquisitions are part of Nrep’s long-term strategy to develop high-quality, socially integrated, and environmentally responsible living spaces tailored to the evolving needs of urban residents in Poland. With this expansion into Gdańsk, Nrep strengthens its position in the living sector beyond Warsaw and brings a new standard of co-living to the dynamic Pomeranian region.

The CMS team was led by Anna Wiśniewska and included Paweł Śliwka, Michał Gruza, Aleksandra Rudnicka, Mirosław Sadowski, Marika Brokos, and Aleksandra Sadownik, under the supervision of Agata Jurek-Zbrojska (Real Estate and Construction).
