CMS advises bank consortium on EUR 200m extension of financing for Forest office campus in Warsaw

CMS has advised a consortium of four banks: Bank Pekao S.A., PKO Bank Polski S.A., Erste Bank Polska S.A. and BNP Paribas Bank Polska S.A., on the extension of the EUR 200m facility for HB Reavis’s Forest office campus in Warsaw.

The transaction extends the financing until the end of 2031, appoints Bank Pekao S.A. as new facility agent, and changes lender participations across the consortium. BNP Paribas Bank Polska S.A. continues as security agent.

Forest is a modern office campus on Burakowska Street in Warsaw comprising two buildings: Forest Podium and Forest Tower. Certified under BREEAM, WELL and WELL Health-Safety Rating and designed in line with biophilic principles, it is one of Poland's highest-rated office complexes for workplace quality and sustainability. The campus is fully leased, with Bank Pekao S.A. as its largest tenant.

This milestone refinancing confirms the long-term stability and exceptional quality of the Forest campus and demonstrates the commitment of the Polish banking sector to supporting large-scale, sustainable real estate investments.

CMS provided comprehensive support to the lending consortium, including transaction structuring, drafting and negotiating the finance documentation, and coordinating the security workstream.

The CMS team was led by Kamila Singer, who was supported by Krystian Kurgan and Nina Sedkowska, under the supervision of Michał Mężykowski (Banking & Finance).
