CMS Francis Lefebvre advised MEAG in the context of an Off-Plan Acquisition of a food logistics platform, with ancillary office premises, social rooms, outbuildings and technical amenities from Les Mousquetaires (Intermarché), the French retail group.
MEAG is the property manager for the Munich Re Group. Operating across Europe, Asia and North America, MEAG currently manages an asset portfolio worth approximately €354 billion, including €63 billion for private investors and other institutional investors.
The property located in Mauchamps (Essone) will cover a surface area of approximately 36,790.30 m² and will also include 234 parking spaces. It will be entirely leased to Les Mousquetaires (Intermarché) for a fixed duration of 12 years.
The asset will have a photovoltaic power plant, part of which will provide power for the tenant on the site, that will be implemented by a third-party operator.
CMS Francis Lefebvre Avocats assisted MEAG in connection with the due diligence, the negotiation and the signature of the contractual documentation regarding the Off-Plan Sale, the negotiation and signature of the promise of the civil lease with the third-party operator, and the drafting, negotiation and signature of the off-plan commercial lease with the tenant ITM Logistique Alimentaire International.
