Caroline is a Partner in our Real Estate team based in our London office. She advises on a wide range of property matters including the acquisition and disposal of office/mixed-use investments, development and site assembly, letting and pre-letting work, particularly within in Central London.

Caroline is on the board of the British Council for Offices ("BCO")

Relevant experience

Caroline leads the management teams for Great Portland Estates Plc ("GPE") and their various joint venture companies. Her work for them includes:

  • the £335m deal with Deka-Immobilient Europa Fund relating to the sale of 33 Margaret Street, being a 103,700 sq ft building predominantly let as Savills headquarters which was acquired by and developed by GPE in 2012 (which Caroline dealt with too) and the purchase of 50 Finsbury Square being 126,500 sq ft retail and office buildings let to Bloomberg.
  • the £90m refinancing of ITN's Grays Inn Road premises for the Great Ropemaker Partnership.
  • the pre-letting of all the office space (227, 324 sq ft) of GPE's Rathbone Square development at an initial rent of £16.9m to Facebook with Facebook also entering into conditional agreements to take further space and rights of first refusal in GPE's neighbouring buildings.
  • the forward funding and sale of Rathbone Square to Deka for £435m. Rathbone Square is a mixed use development comprising 142 high quality private residential apartments and 25,000 sq ft of retail, plus Facebook's offices built around a new public square.
  • the acquisition and redevelopment of 73/89 Oxford Street and then the pre-letting of the two retail stores to New Look and Benetton for their new flag ship stores and the pre-letting of approximately 43,000 sq ft of the office space to Moneysupermarket.com.
  • the forward funding and sale of 73/89 Oxford Street to Norges for £205m.
  • Caroline is also the client relationship partner for a number of clients including Lewis Trust Group ("Lewis"), The Grosvenor Office Fund ("GLOF") and United Biscuits Limited ("UB").
  • For Lewis she acts on all acquisitions, disposals and developments relating to their diverse portfolio of properties within the UK. These have included:
  • the buy out of Lloyds Bank Group's interest in the developer Londonewcastle which provided Lewis with five development sites predominantly for residential use;
  • the purchase for Lewis of a high profile development site in Shoreditch which has an estimated gross development value of £100m;
  • the redevelopment for Lewis of 1 Kingsway and the pre-letting of the property to the Delauney restaurant.
  • For GLOF, Caroline has recently sold GLOF's interests in Almack House for £232m and in Fleet Place House for £96m.
  • For UB, Caroline deals with all property work on their behalf and manages the firm wide relationship for the client.
