Ruby is an Associate in the London Construction & Engineering practice, advising a wide range of clients on all aspects of the construction lifecycle for diverse projects. She regularly drafts and negotiates building contracts, consultant appointments, development and funding agreements, a range of finance and performance security documents and maintenance and services agreements. She also provides on-project advice to clients and inputs on real estate and financing deals.

She acts for a wide range of clients including listed developers, investment funds, student accommodation providers and private investors. She has a special interest in the nuclear sector and spent nine months on secondment at Sizewell C in 2024-2025 in the lead up to the project securing funding from the UK government and other investors. She qualified in New Zealand in 2019 and moved to CMS in 2022.

Relevant experience

Sizewell C in an in-house secondment role in relation to constructing a nuclear power station formed of two EPR reactor in Suffolk, leading on the procurement of 45 equipment contracts including for the nuclear island and balance of plant alongside ancillary strategic duties.
A global asset management group on a mixed-use/logistics redevelopment adjacent to a London airport, including negotiation of all construction documents, compliance with financing conditions and staged drawdowns, alongside managing other stakeholders including the airport freeholder under a development agreement and other infrastructure restrictions.
A global developer and operator of hyperscale data centres, on its 100MW data centre campus in Slough, including obtaining funding for the same and putting in place the suite of construction documents including supply contracts for the required kit.
A major student accommodation provider on a new high-rise student accommodation tower in Canary Wharf including a hive up, various staged novations of the construction documents between client entities and SPVs, and compliance with a financing facility.
A REIT on a redevelopment involving a TfL tube station and associated infrastructure, high-rise residential and retail developments in London, including compliance with TfL’s Mandatory Requirements under a s106 Agreement and associated Infrastructure Protection Agreements.
Aldar Properties on the purchase of London Square Developments (corporate purchase) for GBP 230m, its first acquisition outside the Middle East, including reporting on and assessment of the assets of the target.
A listed REIT on the redevelopment of various central London high-value properties, including cutting edge sustainability measures such as re-use of salvaged steel.
A Japanese real estate developer procuring the development of a central London high-value office property via a construction management procurement pathway.
