CMS Portugal advises Deka Immobilien on refurbishment and renovation project for the Báltico Mar Building

The Real Estate team at CMS Portugal advised Deka Immobilien on an integrated refurbishment and renovation project for a large office building, the Báltico Mar Building, in Lisbon.

With a prime location next to the Rio Tejo and Gare do Oriente, the Báltico Mar Building comprises a ground floor, two intermediate floors, and 13 upper floors, all intended for offices/services and/or retail, as applicable. The building also has 5 underground floors for parking and has been considered a strategic and attractive option for several renowned companies. The refurbishment’s main objective was to enhance the building’s modernity and functionality, promoting a competitive profile with the highest quality and ESG standards. The building features a common lounge area for tenants, showers and changing rooms, among other amenities.

 CMS Portugal provided legal support throughout all phases of the project, which included, in the first phase, advising on the construction works contract with the contractor, monitoring the works and the project, and assisting with the provisional acceptance of the refurbishment works. CMS also advised Deka on the negotiation and execution of all lease agreements related to the building.

The CMS Portugal team involved in advising Deka was led by Real Estate partner José Manuel Silva Nunes, and also included Tax managing associate Mariana Coentro Ribeiro, Real Estate associates Inês de Mundel Calado and Inês Soares de Melo, and trainee lawyer Catarina Almeida Ribeiro.
