Candice Blackwood is Co-Chair of the Life Sciences & Healthcare Sector and she is also a Partner in our Real Estate team. She specialises in large scale investment and development transactions acting for the private and public sectors. She has acted regularly on repeat investment from US REITS, international Private Equity investors and UK pension funds, on complex UK cross border real estate acquisitions, disposals, joint ventures, institutional investments, urban regeneration, mixed use developments, and large asset management projects. 

Candice has particular expertise in Life Science and Healthcare Real Estate, including Hospitals (NHS and Private), Care Homes, Senior Living, Supported Housing and primary care GP polyclinics.

Relevant experience

  • Environmental, Social and Governance investments in health, housing and alternative assets in the UK and Europe for NYC based global investment firm.
  • The sale and redevelopment for an international Facilities Management Company of a central London four-acre site to provide 297 residential units, office accommodation and a café, landscaped gardens and new public square.
  • 154 PRS and 82 Affordable Homes redevelopment in the London Docklands for a large residential property business and housing association, procured through the GLA's London Development Panel. The redevelopment includes new shops, landscaping and improved access to the adjoining transport hub and public park, with much needed new housing for London and local people.
  • The acquisition by Canterbury City Council of the Whitefriars Shopping Centre, Canterbury in two tranches funded by the Public Works Loan Board and the appointment of New River as asset manager. 
  • The proposed major redevelopment of Moorfields Eye Hospital.
  • A market leading social housing and healthcare REIT on their acquisition and active management of a £ multi million portfolio of more than 600 properties.
  • UK based institutional investors such as Aviva, Hermes, Railways Pension Fund and M&G on their UK property portfolio acquisitions and investments, including health and housing, for many years.

Relevant experience

  • On the acquisition by Canterbury City Council of the Whitefriars Shopping Centre, Canterbury in two tranches, funded by the Public Works Loan Board, and the appointment of New River as asset manager.
  • Lead real estate partner for 10 years on the Liverpool town centre Grosvenor led 42 acre £1bn mixed use redevelopment known as Liverpool One.
  • Northampton Borough Council on the restructuring of their interest in the Grosvenor Shopping Centre and adjacent bus station and carparking facilities.
  • Westminster City Council on their redevelopment of the Victorian dock and canal area and pumping station which became the several hundred flat redevelopment now known as Grosvenor Waterside.

Urban Being: The future of city living
Urbanisation, new lifestyles, different work patterns and increasing mobility are changing Europe’s cities. What used to be referred to as ‘generation rent’ has become a phenomenon that goes well beyond a narrow demographic group. This has prompted growing investor interest in Private Rented Sector (PRS), later living and co-living in particular. No surprise that we should move on from ‘sheds’ which we covered in our last report to exploring the ‘beds’ sector this year. This report considers housing and demographic pressures in six key cities: London, Berlin, Amsterdam, Paris, Manchester and Glasgow. Through a major census of almost 6,500 people (more than 1,000 respondents per city), we uncover the preferences of consumers when it comes to their living environment. In particular, we explore how affordability and supply issues, coupled with shifting tech­no­lo­gic­al,eco­nom­ic and lifestyle factors, are shaping demand for rented residential solutions across gen­er­a­tions and societal groups. We contrast these views with the findings of a major industry poll where we have gathered the per­spect­ives of more than 200 global real estate investors, developers and agents who are active across residential alternatives, including student accommodation, co-living, build-to-rent (BtR) and retirement living.A key element of our research is eleven in-depth interviews with leading investors, developers and operators active across the spectrum of ‘beds for rent’. They give a wide-ranging perspective on what the opportunities and challenges are in delivering rented housing to meet present and future needs. Our findings indicate that we are going to see unprecedented levels of interest and investment in all forms of rented accommodation in Europe’s leading cities. This will reshape the local housing markets from an economic and political standpoint, but more importantly will better reflect how people of all ages want to live, work and play in our cities in the future.
