International law firm CMS has advised Hogan Lovells in connection with its pre-let agreement to take up space at Royal London Asset Management’s upcoming Holborn Viaduct scheme, signing an agreement for a 20 year lease over all 12 floors of the proposed development. It will become Hogan Lovells’ new London headquarters.

The Holborn Viaduct site comprises Kimberley House, Meridian House and 32 Farringdon Street, the block of three existing buildings on the southeastern corner of Holborn Viaduct, all of which are to be redeveloped. The ambitious scheme is targeting BREEAM Outstanding, and will offer future-proof, flexible space that supports sustainability benefits, in addition to providing an embedded cultural offer at a key gateway to the Culture Mile. BREEAM is the world’s leading sustainability assessment method for master planning projects, infrastructure and buildings.

Barry Morris, Partner at CMS, who led the transaction alongside Marie Scott, comments: “We are delighted to have played a key role in securing this premium office space for Hogan Lovells. This impressive and sustainable regeneration scheme will offer significant flexibility and encourage new and innovative ways of working. It was great to support Hogan Lovells as they embark on their exciting next chapter.”

The CMS team was led by Barry Morris and Marie Scott, with support from Holly Stanton, Kate Eyre and Janice Pang (Real Estate); David Parton and Charlotte West (Construction); Ashley Damiral and Robert Garden (Planning); Lauren Alder (Tax); Nick Lloyd (Real Estate Disputes); and Karagh Gilliatt (Funds).
